PLEASE READ! IMPORTANT INFORMATION

The “bad guys” are working hard to wreak havoc on your computer and they are disguising their attempts in very creative ways.  There are many new email messages going around, that you may receive, with links in the email and the wording is very convincing.  The wording is designed to make you think you should click on the link that is included in the message.  DO NOT click on any links in emails, it could be disastrous!
 
One of the worst threats that has hit many people here in St. George is the Crypto Locker ransom ware.  You may have heard about this on KSL news or other places.  This is a real ransom ware threat.  It generally comes in the form of an email that appears to have been sent by UPS or by the US Postal Service telling you that you have a package and you need to click the link to confirm your address (or a bunch of variants of a similar type message).  If you click the link, it encrypts all the data on your hard drive and on any drive you have connected to your computer and can encrypt the data on network drives as well.  You don’t know this encryption is happening in the background.  Once it is complete, it puts a message on your screen that says you have 72 hours to pay them $300 to decrypt your files.  If you do not pay the ransom within the 72 hours, your files are lost forever.  If you pay the ransom, you m! ay or may not get your files back, but then your computer has to be wiped and everything reinstalled to safely get rid of this problem.  
 
Another recent email with a malicious link in it appears to come from your IT provider and says they are migrating your email to Exchange 2013 and you have to click a link to keep your email box active.  Again, this is a scam and very dangerous to your computer.  DO NOT click on any links in emails, it could be disastrous!
 
These are just two examples of the hundreds of messages that are going around right now.  The best defense against this malware and ransom ware is user education.  Even up to date anti-virus and anti-malware software is not stopping many of these threats because users click on the link and thus “allow” something to run on their computer. We cannot stress this enough, end users have to take responsibility for protecting their own computers and the entire computer network.
 
Many people will receive emails from friends or family with links to cute video’s or funny cartoons or whatever it may be.  Do not click these links in the email message even if they are from someone you know.  The “bad guys” could have hacked the email account of the friend or family and send out junk on their behalf.  If the cartoon or video is something that is work approved and you “must” see it, then go directly to the web site the items is stored on and look it up on the web site, don’t click the link.  If it is not work related or work approved, do not open it on a work computer.  Sometimes the malicious item will come in the form of an attachment rather than a link.  Attachments may be disguised to look like a spreadsheet or a word processing document or any other seemingly harmless file.  Beware of these attachments also, they can be malicious.
 
If you open a malicious link from your email on a work computer and it encrypts all your files and the network files, you could be held responsible by your employer for the damage done. Please take this warning seriously and be overly careful with your emails, as danger could be lurking in any message with a link or an attachment.

The world of online domains is opening up – soon hundreds of new domains will be available on the Internet and companies are starting to market new domains. To create a name space where property buyers, sellers and investors can go to find a REALTOR®, the most credible, trusted real estate information, resources and professional services on-line, the NATIONAL ASSOCIATION OF REALTORS® applied with ICANN in 2011 to operate a new branded .REALTOR top level domain. Only members of NAR and the Canadian Real Estate Association can call themselves REALTORS®, and only real estate professionals who are REALTORS® will be allowed to use the .REALTOR domain.

I’m pleased to announce the launch of our awareness campaign for the .REALTOR top level domain, which will be revealed at the 2013 REALTORS® Conference & Expo in San Francisco this week. The campaign will bring awareness to the new domain, showcase its benefits to members and encourage them to sign-up new to receive advance notification to claim their domain as soon as it becomes available. Beginning Thursday, November 7th, members can sign up at www.SignUpForDotREALTOR.com to receive advance email notification for priority registration of .REALTOR domains, one day prior to general release. Members attending the Conference may visit NAR Booth #5644 to register and ask questions.

In the meantime, Go Daddy, and other domain sellers are beginning to promote a list of top level domains which will become available, including .REALTOR.   These domain sellers have no relationship with NAR, nor the sale of .REALTOR domains. Members should not pre-register or pay an outside company for a .REALTOR top level domain, because NAR will oversee registrations for .REALTOR when it is approved by ICANN.  Additionally, NAR will provide members who register with a FREE one-year license for a .REALTOR domain name of their choice.

We are pleased to announce the launch of our awareness campaign for the NEW .REALTOR top level domain at the 2013 REALTORS® Conference & Expo in San Francisco. The campaign will bring awareness to the .REALTOR domain, showcase its benefits to members and encourage them to sign-up now to receive advance notification to claim their domain as soon as it becomes available.

What do you need to know about .REALTOR?
·        In 2011, NAR applied with ICANN to operate a new branded .REALTOR top level domain (TLD). Soon hundreds of new domains will be available on the Internet, but only .REALTOR means the trusted source in real estate.
·        The goal of .REALTOR is to create a name space where home buyers, sellers and investors can go to find the most credible, trusted real estate information, resources and professional services on-line -- and ensure they are working with a REALTOR®.
·        Only members of the National Association of REALTORS® and the Canadian Real Estate Association can call themselves REALTORS®, and only REALTORS® will be allowed to use the .REALTOR domain in connection with their name. 
·        Domains will also be made available to state and local REALTOR® associations; association multiple listing services; affiliated institutes, societies and councils; and other NAR-approved licensees.

What’s happening at the 2013 Conference?
  • Priority Registration: Members visiting NAR Booth 5644 can sign-up to receive advance email notification for priority registration of .REALTOR domains one day prior to general release. Members not attending the conference can also sign-up at www.SignUpForDotREALTOR.com before December 31, 2013.
·        Representatives will be available in NAR Booth 5644 to answer questions and help members learn more about securing a .REALTOR domain, its benefits and how to use it.

RE:                 HUD Policy on Dual Agency Agreements
DATE:            23 September 2013

As reported earlier this week, NAR Government Affairs informed you that on October 1st HUD would be implementing a new policy that would have prevented dual agency agreements in FHA pre-foreclosure transactions.  

NAR has been working with HUD closely to modify the policy.  This afternoon HUD reported to NAR that they will reissue the July Mortgagee Letter and remove all dual agency language (Part Three of the PFS Participation Requirements). 

The result is that the dual agency policy will not be implemented on October 1, 2013 allowing NAR to continue the dialog with agency officials on a formal solution.

HUD announced the policy change in response to fraud and abuse detected by the HUD Inspector General in the pre-foreclosure sales process.

On October 1st HUD will implement a new policy which prevents dual agency agreements in FHA pre-foreclosure transactions. HUD announced this policy was implemented because the HUD Inspector General detected fraud and abuse in the pre-foreclosure sales process.

NAR is working closely with HUD on this policy and is in discussions with agency officials seeking clarification of the rule. NAR submitted a letter to FHA Commissioner Galante expressing our concerns with this new policy and how it will directly impact homeowners. Particularly, we noted that this new policy will put homeowners at greater risk of falling into foreclosure if they cannot find a real estate agent, especially one who is knowledgeable about the short sale process, to list their homes.

To assist in NAR’s ongoing discussions, we are asking that each President send comments to HUD on this new policy and the disruptive effect its implementation would have on communities across the nation.

Call For Action

As you are aware, NAR has a current Call for Action asking REALTORS® to encourage senators to keep the mortgage interest deduction, property tax deduction, and other important real estate provisions intact when they consider federal tax reform this fall. Tax Reform is underway on Capitol Hill. The Senate has adopted a “Blank Slate” approach that initially eliminates every provision in the tax code, including those that encourage real estate ownership and investment.
As of today's date, 18% of the Washington County Board of REALTORS® Members have contacted their elected leaders with the encouragement to DO NO HARM.  This issue is so critically important for the ongoing economic recovery which is fueled in large part to a housing recovery that we are now personally asking for your assistance and support.  The process is incredibly easy and will take less than 60 seconds to complete.
Simply follow the link provided. Under the banner TAX REFORM SHOULD DO NO HARM, click on "I want to take action."
Our goal is at least a 50% response from the WCBR membership before July 31st.  The time is NOW!

Short Sales: Minimum 5 days in MLS, Fannie, Freddie SayAny property being considered for short sale approval must be listed on the multiple listing service (MLS) for five consecutive days, including one weekend, prior to Fannie Mae or Freddie Mac approving the offer, the two companies say in changes to their short sale guidelines. Both companies will require submission of printed copies of the property's MLS listings in the geographic area in which the property is located. The changes take effect Aug. 1. National Land Conference

REALTORS® Land Institute, an affiliate of the National Association of REALTORS®, is excited to present the 2013 National Land Conference, LAND: THE REAL DEAL, on March 18-20  in Las Vegas, Nevada.

This marquee event brings together the best in the business to learn from experts on diverse, current topics, to build relationships, and to make deals.  Professionals and practitioners in all segments of land including agriculture, ranch and recreation, timber, transitional land, site selection, land development,  auctions, appraisals, and surveys will benefit from attending.  The crowd is powerful and knowledge and business opportunities are shared.

REALTOR DAY at the Legislature

Mark your Calendars for Friday, February 22, 2013 and make plans now to attend this years REALTOR day at the Legislature. This years event will be held at the Little America Hotel. Members may attend with a $15.00 contribution to RPAC and must register by February 15th or before the event is sold out, whichever comes first. You will need to know your House and Senate District numbers as well as the names of your elected Representatives at the time of registration. Check-in begins at 10:00 a.m. Three (3) CORE real estate C.E. credits will be given to those who attend the event which formally runs from 11:00 a.m. until 2:00 p.m.

Again this year, the Washington County Board of REALTORS will offer $100 to the first twenty (20) of our local board members who register for this event with the UAR, notify the WCBR of your registration, and then participate in the event on the 22nd. In order to qualify for the "travel reimbursement offer", you MUST complete the process noted above in the order described.

We invite you to take advantage of this annual opportunity during the Utah legislative session to spend a day at the state legislature. This experience allows REALTORS® to get involved in the political process as they meet many of their state legislators in a casual environment, hear speeches from Utah’s political leaders, learn about current legislation that affects the real estate industry, and convey their thoughts and opinions on key issues to their representatives.

REALTORS® MAKING A DIFERENCE IN 2012………Something that all Real Estate Professionals have in common is a focus on making a difference locally. Every participating Real Estate Professional has a unique way to give back to the community.
For example, Keller Williams Realty held their 4th annual “Red Day,” one of the biggest events in the real estate industry to assist with clean-up and construction activities for the Erin Kimball Foundation’s Bracken House, raised over $3,000 for the Dove Center from their “Death By Chocolate” event, and hosted its first annual American Red Cross Blood Drive, with the biggest turnout ever by a first time participant.
Prado & Kramer Real Estate held two barbecue events this year, raising over $3,100 for both the Erin Kimball Foundation and Color Country Community Housing. Prado & Kramer agents worked a booth at the “Spooky Town Fair” raising nearly $400 for the Washington County School District.
ERA Realtors volunteered to help landscape a home for Lindsay, a 20-year old art student at Dixie State College who has been unable to use her hands or legs since birth. Southern Utah Home Builders Association started their 2012 Home Builders Care service project for Lindsay by constructing a 1,560 square foot home equipped with handicapped accessible features. ERA REALTORS® also helped with the “Spooky Town Fair” raising $650 for the local school district.

The Washington County Board of Realtors® annual golf tournament in July raised over $4,000.00 in donations for the “Children of Hope Academy.” And in September, REALTORS® from various brokerages assisted homeowners with the clean up from the Santa Clara flood of 2012.
Brian Musso with Morley & McConkie Appraisers, and Chair for Coins for Kids, has worked alongside Greg and Annette Basso with Basso Group Realty in helping to raise $125,000 for Coins for Kids, and by collecting names and distributing Christmas gifts for thousands of families over the past ten years. Throughout the years, Greg and Annette have also helped to raise over $10,000 for Backpacks for Kids. Greg has been a member of four boards that deal with needy children, and operates his own charity donating time to needy families.

The Susan Hansen Realty Group has sponsored the 3rd Annual Coral Canyon Elementary School Supply Drive to help the local community school and kids at the mid-year mark. As a former Middle School Principal, Susan Hansen, Owner/Broker knows that the mid-year mark is when all tissue, hand sanitizer, paper, pencils and other critical supplies are depleted. A large percentage of Coral Canyon Elementary population is from outside the community and the school has a high number of students on the “Free and Reduced” program.
Lonnie Thamert, a REALTOR® with Prudential St George Realty, has served on the Board of Trustees for Dixie Care & Share for several years now. Lonnie and her husband, Larry, also a REALTOR® with Prudential, have been involved with Dixie Care & Share’s annual Christmas Dinner which is held every year at the Dixie Center on Christmas Day feeding over 1,500 adults and children. Lonnie was also instrumental in helping to raise over $27,000 from Dixie’s Care & Share first Annual Dinner and Silent Auction event this past November. For several years now, Lonnie has been involved with the production process of Dixie Care & Share’s Christmas CD. Proceeds from the sale of this CD benefit both Dixie Care & Share and the Dove Center.

Many real estate professionals love animals and support rescue efforts and adoption programs. LeAnn Walters a REALTOR® with Keller Williams Realty has been fostering for H.A.R.T. (Homeless Animals Rescue Team). So far this year, LeAnn has fostered ten dogs, with the majority of them being adopted by families. All of the dogs that LeAnn has fostered were saved from shelters where dogs and cats are euthanized at a rate of 5 million per year across the United States.
Steve and Theresa Joers, REALTORS® with Prado & Kramer Real Estate have volunteered their time with several animal rescue groups, and have served on numerous fundraising committees for animal organizations such as H.A.R.T. (Homeless Animals Rescue Team) and P.A.W.S. (Providing Animals with Support). Prado & Kramer Real Estate held a cat food drive in 2012 to benefit One More Chance – an organization that traps and neuters feral cats.

Year after year, and throughout the holidays, a number of local Real Estate brokerages continually help with donations for Toys for Tots and Coins for Kids organizations, by wrapping and distributing toys during the holidays to less fortunate children in the community.

We are fortunate that in our area, we have many hardworking REALTORS® who give generously to the causes that mean the most to them. Why do they do it? Most are self-employed business owners who could easily say they don’t have enough time to participate in good causes. Our next BROKERS FORUM is scheduled for Thursday, January 17th beginning at 10:00 a.m. here at the Board Office.  It will be followed by our monthly Board Luncheon at the Ledges.  Please let me know at your earliest convenience if you have any specific issues you would like added to the Agenda for discussion at the Forum Meeting.  These are always very informative meetings and the Board of Directors, who will also be in attendance, value your opinion so please make plans now to attend.
